An investment into loans for the purchase of a new apartment, secured with an extra guarantee from real estate developers. Yellow Melon, in cooperation with renowned developers, brings a unique opportunity to invest profitably and safely into loans used by people to finance their new homes.

How does it work?

The CashFree Housing Loan is used to cover the first part of the purchase price of an apartment in a new development. The loan maturity is typically 12 to 24 months, with a maximum of 48 months. Once the new development receives its occupancy permit, the loan is repaid in full—most often from the sale of the borrower’s existing property or from their mortgage loan. During this time, the borrower pays monthly interest, which represents the investor’s return. If the borrower experiences repayment issues, the developer provides a contractual guarantee and repays the outstanding principal to the investors.

For this product, Yellow Melon cooperates with Cresco Group, one of the largest real-estate developers in Slovakia with more than 20 years of history, with Lucron Development, active in Slovakia since 2005 and part of a major Luxembourg development group, and with LICITOR development, operating mainly in Žilina since 2006.

How to invest?

You can invest in these loans individually (active CashFree Housing auctions are available under Investment Opportunities in the CashFree section) or you can set up / adjust your Auto-Invest for these types of investments.

Apart from unbeatable returns, you don’t need to worry about anything else. You simply decide how much you want to invest in this form and optionally choose specific loans you want to participate in. This will cost you only 0.33% of each monthly repayment collected (minimum 0.01 EUR) as an investment management fee paid to Yellow Melon.
